The PATH Program

The PATH Program is a holistic housing initiative created to support households in Central North Florida facing challenges in accessing affordable housing. Our commitment is to make a lasting, meaningful impact in the communities we serve. Through this initiative, we are launching targeted programs designed to create real, sustainable change for individuals and families at risk of homelessness.

History & Proof of Process: Pepine Gives, Inc. and Community Impact

Pepine Gives, Inc. (EIN 83-2326518) is a committed community development nonprofit serving Central North Florida since 2018. Over the past three years, the organization has partnered with Alachua Habitat for Humanity to successfully build three homes, directly contributing to increased housing stability in the region.

Recognizing that real impact goes beyond bricks and mortar, Pepine Gives has expanded its mission to focus on long-term, generational change for individuals and families experiencing housing insecurity. Founded by Betsy Pepine—of Pepine Realty, Pepine Property Management, and Pepine Real Estate School—the organization is deeply rooted in the housing industry.

While home construction remains central to its mission, Pepine Gives is actively broadening its impact by strengthening partnerships with fellow housing advocates and increasing the number of Pepine Homes built annually, with a current goal of sponsoring or building one to two homes each year.

Looking ahead, Pepine Gives is developing comprehensive, wraparound programs that support homeowners beyond the initial build—empowering them with the tools, resources, and support needed to create stable, thriving lives for generations to come.

Purpose of the PATH Program

The PATH Program is dedicated to fostering a more equitable society by removing common barriers faced by households experiencing housing insecurity throughout Central North Florida.

Goals & Objectives

  • Initiative #1 — The Pepine Home Sponsorship & Build — $50,000
    • In partnership with local organizations, Pepine Gives sponsors and constructs homes for families, veterans, seniors, and individuals facing housing insecurity.
    • To date, Pepine Gives has built or sponsored three homes in Alachua County through a partnership with Alachua Habitat for Humanity.
    • Construction on the 4th Pepine Home began in June 2025 and is projected for completion by April 2026.
  • 1.1 Funding & Sponsorships
    Greater Gainesville & Central FL Pickleball OPEN (last weekend in April) Annual Charity Golf Scramble (Golden Ocala)

    Additional support comes from sponsors, private donors, and grants, ensuring the sustainability and continued growth of the program.

Measuring Our Impact

  • Homes Built: 1 new affordable, healthy home constructed annually — with a goal of 10 homes over the next decade.
  • Families Served: Supporting dozens of households each year to secure stable housing and build brighter futures.

Beyond the Build

Launched in 2025 as the first initiative under “It Takes a Village” building efforts, the PATH Program represents a long-term commitment to helping individuals and families move from merely surviving to truly thriving. Through an 18-month partnership with each homeowner, we provide access to classes, programs, and certifications that build essential skills, connect participants with mentorship, and offer the resources needed to create a brighter, more secure future.

Homeowners who complete the program also have the opportunity to earn monetary stipends designed to support their fresh start and ease their transition into stable homeownership. This transformative phase is fittingly called The NEW START, symbolizing each family’s journey toward renewed hope, growth, and generational success.
